As we roll into February and the snow piles up, we have some important reminders to share with you. While you are up here visiting your home, please don’t hesitate to contact the SNHA office with any questions or concerns you may have regarding your home. We always look forward to seeing you and hearing from you. SNHA depends upon hearing directly from homeowners to understand and identify any trends in services delivered – both positive observations and complaints. A quick email is the best way to let us know of any general concerns. If you have specific issues that need to be met while you are here, send an email to the appropriate Smugglers’ Department with a copy to the SNHA office. That way, SNHA can be informed and work together with you and Smugglers’.
What’s New at SNHA
Recreational Access Easement
The recreational access easement is in effect as of January 1, 2020. We are working with the Resort’s counsel to finalize the actual deed, including cleaning up a few deed names for homeowners before the easement deed can be signed and delivered to the Town of Cambridge for recording and indexing on each homeowner’s chain of title. We expect the filing to occur in the next 10 days. The revised village fee apportioning from the settled class action is also in place and we are working with the Resort on additional communication that will be distributed during the first quarter.
SNHA Office Move
We have been working hard over the past couple of weeks relocating the office. Moving is never fun but always an opportunity to start anew. For those who may have missed it, the SNHA office is now located in Unit 5 within the same complex. Our office phone number and PO box have not changed. If you are shipping items to Tracy tracy@snha.net please note the change in the unit number in your shipping address

SNHA Water Heater Replacement Service
This is an annual service provided to homes that have electric water heaters. Notices went out in January to all homes according to our records, have a tank with a warranty period that is due to expire. If you have received this notice and plan to participate in the service, this is a reminder that payments are due March 2nd.
Please keep in mind should there be a leak and damage caused from your water heater, to qualify to use funds from the SNHA Insurance Reserve Fund, the loss must occur during the tank warranty period. If your tank warranty has expired, no funds will be available from the Insurance Reserve. The Association adopted this policy several years ago, when losses exceeded $300,000 from water heater failures that involved tanks whose life was beyond their warranty. If there are any questions, please contact Tracy tracy@snha.net.
