Dear Homeowners,
It’s beginning to look a lot like winter! Mother Nature provided a taste of snow for the Thanksgiving holiday and we hope you enjoyed it. As we enter into the heart of the holiday’s as well as the ski season, travel restrictions remain in place. Please stay up to date while planning your winter visits https://accd.vermont.gov/covid-19/restart/cross-state-travel.
Regime Director Meeting
The SNHA Directors will be having a meeting Thursday 12-10-2020 evening with the Regime Directors to discuss a proposal for an Engineering review that would assist Directors and SNHA Staff in updating the Long Range Maintenance Plans that SNHA help Regimes maintain.
SNHA Water Testing- Lead
In a continued effort to provide analysis and mitigation to the lead discovered in the Telemark building last fall, SNHA hired a consultant. Each home was individually tested at several different sources to provide a complete mitigation and remediation plan. These results will be implemented into future Regime Action planning. Please direct any questions about this testing to Andy andy@snha.net.
RFID Locks and Smart Thermostats
The current Saflok entry locks using magnetic strip technology is obsolete and at end of its lifespan. As reviewed at our annual meeting, the current technology is RFID (Radio, Frequency, Identification) locks. Concurrent to selecting new lock technology we are reviewing smart thermostats with the resort to improve HVAC control. Stay tuned for more details from SNHA and your Regime Directors as this plan is evolving.
Regime Projects- Andy’s Corner
The fall season was highlighted by routine services including interior/exterior painting, siding repair, and building signage updates. There was a plethora of special projects approved by Regime Directors and managed by SNHA. A few examples include:
- Deck/Patio Slider replacements
- Exterior- Siding Replacements
- Interior- Common Area LED Lighting Upgrades and Bench Seating
- Groundhog Mitigation
The spring 2021 planning phase has already begun. Scheduling for routine services is being finalized to ensure that the spruce up period will encompass all building aesthetic upkeep. Some of the special projects currently in development include common area renovations (color schemes and lighting), investments in landscape design/curbside appeal, patio decking upgrade using composite material (low maintenance/durable product) and a continued effort to mitigate the groundhog damage. If you have questions about upcoming plans for your building or would like to discuss your ideas for the spring project period, please contact Andy andy@snha.net.
SNHA Homeowner Projects
Homeowner projects for the fall are in their final stages. If there is a last minute project pending on your 2020 action list, a desire to take advantage of fall offers but just did not get around to it, pending deliveries that need scheduling, or you would like to discuss plans for 2021 as we gear up for the winter season, please contact Tracy tracy@snha.net. Spring planning is already underway!
SNHA Home Inspection Service
SNHA started offering the home inspection service in 2015 as a way for homeowners to have an additional set of eyes on their home each month. The service has been going strong ever since. As we continue to struggle with Covid restrictions on travel, homes are not meant to sit idle especially as the harsh winter weather settles in. If you are not planning to visit your home and would like a report accompanied by photos done on your home, please contact Tracy tracy@snha.net.
