Dear Fellow Homeowners

The 2019 Annual Meeting of the homeowners of the Smugglers’ Notch Homeowners’ Association, Inc. was held on Saturday morning July 6th, 2019 at the Village at Smugglers’ Notch.

It was wonderful to see 96 members representing 68 homes at the meeting with another 10 on the conference line and to then enjoy a great barbeque gathering later in the day.

This meeting was recorded and is available for listening along with the meeting presentation slides including questions and answered added. The meeting recording is divided in two parts.  The first part covers the opening remarks, minutes and financial reports and starting at about 14 minutes into part one is the discussion regarding village fees and recreational access.  We were very pleased to announce that we have reached an agreement with the resort for settling both the village fee class action suit and an easement for recreational access.  During this presentation the members present and attending by teleconference discussed the process to achieve the settlement and easement agreement. The details of the terms of the settlement cannot yet be shared since we are still officially in mediation until the documents are signed, submitted to and approved by the VT superior court.  While this is recognized to be frustrating, I encourage you to listen to the recording to gain a better understanding of the process, questions raised in the discussion, and the timing as well as next steps in the process.  The intention is to begin sharing details later in August; we are still putting the finishing touches on the documents and expect that to be 100% very soon.

The second recording includes SNHA committee reports and election of Directors.  We have also posted the questions raised and answered during the meeting by Homeowners, SNHA Directors, and Smugglers’ Management Staff.

I strongly urge you to review the slides from the meeting and listen to the meeting recordings if you were not able to attend this year’s annual homeowner meeting.
