There has been a significant increase in interest to use heat pumps mini-splits to heat and cool the condos in the village. The following is the policy approved by both Smuggs and SNHA.

Approval Process

  1. Any potential installation must first be approved by the Regime Directors in an organized regime and shared in writing. with all the owners
  2. A building that is not organized must obtain written approval from the majority of the unit owners in the building.
  3. A written request must be made to Smuggs. Contact Vice President of Property Management, Jodi Trask via email at jtrask@smuggs.com. Please include: all specifications of the proposed heat pump mini-split, a detailed description of the installation plan, and photos of the proposed location. A written approval or denial will be provided.

Installation Requirements

  1. The heat pump mini-split cannot be installed on common area property or impose on any other homeowner’s enjoyment of their unit.
  2. It is suggested that the unit be installed on the owner’s deck or patio and be as discreet as possible.

Operational Guidelines

  1. The response from Smuggs will confirm whether the specific heat pump mini-split is compatible with the resort’s Energy Management System. *
  2. Heat pump mini-splits must comply with manufacturer guidelines. If deemed disruptive, sound shielding or relocation may be required.
  3. Heat pump mini-splits must be installed by a licensed and insured contractor
  4. A drawing clearly showing the design for the drainage is also required.
  5. The unit must be winterized and not pose a hazard by leaking water or creating ice.
  6. If a protective shelter is planned, a drawing with specific details must be included with the request.
  7. Operating instructions must be supplied to both Smuggs and SNHA.

Aesthetic and Design Integration

  1. Smuggs reserves the right to require aesthetic adjustments to ensure the installation is visually consistent with surrounding units.
  2. All external conduits and lines must be enclosed in surface-colored channels or painted to match the exterior of the building. Non-compliant installations must be corrected at the owner’s expense.

Enforcement

Any heat pump mini-split installed without proper approval or not in compliance with this policy may be subject to:

  • Removal at the owner’s expense
  • Additional action as determined by SNMCo or SNHA

Policy Review and Amendments

This policy is subject to periodic review and may be updated at the discretion of SNMCo or SNHA with written notice to owners.

*If Smugglers’ Notch approves a heat pump that is believed to be compatible with the resort’s Energy Management System (EMS) based on manufacturer specifications, but the system proves incompatible after installation, Smugglers’ Notch shall not be held financially responsible for any performance issues, reinstallation, or related expenses.

Effective Date: This policy is effective immediately and applies to all current and future heat pump mini-split installations at the resort.
